Anthony A. Nozzolillo, Esq.

Anthony A. Nozzolillo, Esq. serves as Chief Legal Counsel to Keen Settlement Services Incorporated. He has been representing lenders for over two decades and has closed for almost every national and domestic lender since early 2000.  He has reviewed/prepared CEMAs, Splitter Agreements, Mortgages, Notes, Consolidation/Spreader Agreements, Wills, Trust Agreements, Court Decrees/Orders, Corporation/Partnership/LLC documents, proprietary leases, Powers of Attorney, Deeds, Subordination Agreements, Assignment documents (all underlying collateral documents), Lease Agreements, Tenant Estoppel letters, Escrow Agreements, RESPA/HUD-1 Statements, Fee Agreements, Contracts of Sale, UCC Filing Statements, Loan Applications/Commitments, and Satisfactions of Mortgage/Judgments, Title Endorsements, and more.  Anthony oversees the company's overall legal needs, serving as trusted legal advisor to all bank operations under Keen Settlement and possesses vast knowledge of both routine and complex residential and commercial real estate transactions. Mr. Nozzolillo has a Juris Doctorate from Hofstra University School of Law. He is a member of the New York State Bar Association; Nassau County Bar Association; and American Association of Notaries.

Bea Demirakos

Bea Demirakos is the CEO of Keen Settlement Services Incorporated. She holds an MBA in Business and Finance and currently oversees all daily operations; as well as generating new business endeavors. Ms Demirakos has over two and a half decades of experience in the Banking and Title Industry and possesses a mastery of its functionality and all aspects of its dynamics, including designing and customizing software applications facilitating every loan closing transaction from its inception to funding and ultimate auditing compliance. In addition to her degrees, she is learned in start-up corporations; business strategic planning; financial analysis; and forecasting. She is an active member of The New York State Land Title Association, American Association of Notaries, and is also a Licensed Title Insurance Agent in New York and New Jersey.

Marilyn Thier

Marilyn Thier is Keen's Settlement Department Supervisor.  She heads a team of experienced closing coordinators, working to assure that every lender's closing transaction is seen to successful fruition.  She contributes her vast skill set in preparation and assembly of closing packages for both refinance and purchase loan closing transactions; reviews completed title reports prior to their distribution to assure content accuracy; prepares UCC-1 and UCC-3 documents for cooperative closings; prepares Closing Disclosures (CD)s; computes Net Available, thereby assuring that all lenders, mortgage bankers, mortgage brokers and borrowers experience a smooth and pleasant closing transaction every time.  Marilyn has over 25 years of Real Estate, Title Insurance and Loan Settlement Experience.  Her skill set and knowledge provide an in valuable benefit to Keen Settlement Services.
